Oberoi Gurgaon Sold Out? What Is Still Available in Sector 58 in 2026
Is Oberoi 360 North sold out? Phase 1 is, for practical purposes. Oberoi Realty launched Three Sixty North on Golf Course Extension Road, Sector 58, Gurugram, on 29 June 2026, and by 30 September 2026 it had booked 13,16,047 sq.ft. of the 13,51,125 sq.ft. of carpet area it released, worth ₹7,891 crores. Only 35,078 sq.ft. was left, and the Punjab and Haryana High Court restrained fresh allotments from 7 July 2026. For a new buyer, the next real opening is Phase 2, which is still awaiting approvals.
Oberoi 360 North Sold Out Status
The developer has said it plainly. Speaking to analysts on 19 October 2026, Chairman and Managing Director Vikas Oberoi said, "The first phase was sold out."
In area terms, 97.4% of the launched carpet area was booked within the launch quarter.
So the answer to the common search, "Is Oberoi 360 North sold out?", is yes for Phase 1: nothing is open for a fresh booking today.
Three Sixty North Phase 1 Bookings
Demand arrived in the first week. Oberoi Realty informed the stock exchanges on 5 July 2026 that gross bookings at the project had reached about ₹8,109 crores.
The response has widened Oberoi Realty's plans for the region. On 19 October 2026, Vikas Oberoi said the company is open to land purchases and joint development agreements across Gurugram, Noida and Delhi, beyond this first project in Sector 58.
Oberoi Three Sixty North RERA and Possession Date
Phase 1 is not registered as one project. Haryana RERA registered each Phase 1 tower as a separate project on 26 June 2026, three days before the launch. The town planning approval allows the land to be developed in nine phases, which is why Oberoi Three Sixty North RERA registrations go tower by tower.
Possession works the same way. Each tower's certificate has its own completion date declared by the developer, and those dates differ from tower to tower. The Oberoi 360 North possession date for a home therefore depends on its tower, so check that tower's certificate rather than relying on one date quoted for the whole project.
Oberoi Realty Gurgaon Case and Phase 1 Inventory
The small unsold balance cannot simply be released. A licence dispute brought by Advance India Projects Limited led to the court order that stopped new allotments and new third-party rights in the project. The order did not stop construction, and on 19 October 2026 the company said there was still no restriction on building.
Our guide to the Oberoi Realty Gurgaon case explains each order, the town planning department's ruling and what remains pending.
Oberoi Sector 58 Gurgaon Phase 2
Phase 2 is where new buyers will get in. In July 2026, Vikas Oberoi said the second phase would launch in the next financial year, April 2027 to March 2028. By October, he added that the company was waiting for some additional approvals and did not want to rush, because it first wants an experience centre ready so buyers can see what is being built.
The full project, across both phases, has a revenue potential of ₹16,000 crores by the company's own estimate. We track the confirmed and unconfirmed Phase 2 details in our Phase 2 launch guide.
Oberoi 360 North Phase 2 Price
No Phase 2 price has been announced. The only signal so far came on the October call, when Vikas Oberoi said a finished experience centre would help buyers understand the product and could "help us push our prices higher". Our launch price guide breaks down Phase 1 pricing and the total cost once taxes are added.
Oberoi Realty Gurgaon New Launch: Getting Ready for Phase 2
Buyers who secured Phase 1 homes moved in within days, so preparation matters more than timing. Keep your PAN, address proof and recent income and bank records ready. Decide on ownership in advance, because a home in a woman's name pays lower stamp duty in Haryana. Watch the Haryana RERA portal for a Phase 2 registration number, since a project cannot be sold before it is registered.
Under Section 13 of the RERA Act, a developer cannot take more than 10% of the cost before a registered agreement for sale. Plan your first payment with that limit in mind.
A Phase 1 home is now possible only from an existing allottee, and any such transfer depends on the terms in that buyer's allotment documents.

Does the court case affect existing Phase 1 buyers?
According to Oberoi Realty, the High Court's order does not affect existing sales; it applies to new allotments and new third-party rights. Construction was also not stayed. If you already hold an allotment, keep your payment receipts, allotment letter and agreement safe, and follow the case status before each payment milestone.
Where is Oberoi Realty's office in Gurugram?
Oberoi Realty's Gurugram corporate office is on the 4th floor of One Horizon Center, Golf Course Road, Sector 43, the address shown on the project's RERA certificates. Payments must come through normal banking channels, such as an NRE, NRO or FCNR account or an inward remittance. Our NRI buying guide covers the documents, tax and repatriation rules.
