Oberoi Gurgaon Phase 2 Is Coming: What Three Sixty North Buyers Should Know Before Launch

Oberoi Three Sixty North is Oberoi Realty's ultra-luxury residential project on a 14.8-acre site in Sector 58, Golf Course Extension Road, Gurugram, and the Mumbai developer's first launch outside the Mumbai Metropolitan Region. The first phase launched on 29 June 2026 and recorded gross bookings of about ₹8,109 crores by early July. On its 20 July earnings call, management said Oberoi 360 North Phase 2 will launch next year, cover the project's remaining area, and will be offered only after Haryana RERA approves that phase. Its pricing and timing are still under internal discussion.

Oberoi 360 North Phase 2: Confirmed and Unconfirmed Details

Only a few points about the Three Sixty North second phase come directly from the developer. The rest circulating online is speculation.

Confirmed by Oberoi Realty

  • Financial closure: The chairman said sales value already covers the full construction cost, so the project is fully funded.
  • Total size: About 2.6 million sq.ft. of usable area is available to the company, excluding area committed to earlier IREO customers.
  • Show apartment: Getting it ready is the company's first objective on site.

Oberoi Three Sixty North Price and First Phase Sales

The opening release had a basic selling price of ₹35,000 per sq.ft. and offered 832 residences across 6 towers.

Buyers booked 13.52 lakh sq.ft. of RERA carpet area in the first week, equal to 23.10 lakh sq.ft. of saleable area. That puts usable space at about 59 percent of the area you pay for, a ratio worth applying when you compare the next price sheet with other launches. By the earnings call, the company confirmed every allotment from that release was complete, with none pending.

For anyone planning to buy in the next release, this matters more than any rumoured rate. The opening round showed demand for the Oberoi Realty Gurugram project ran ahead of the released inventory, which is why early preparation matters.

Oberoi Sector 58 Gurgaon Project Details

The full development has 7 residential towers. The opening release offered 4 formats:

  • 3 BHK + Studio
  • 4 BHK + Studio
  • Duplex
  • Penthouse

Saleable sizes started at about 5,500 sq.ft. and went beyond 13,000 sq.ft. The plan includes Club Three Sixty North for wellness, fitness, and social use; landscaped gardens; and a boulevard with retail, cafés, and plazas within the community. Any change to these formats later will only be clear from the next RERA filing.

Golf Course Extension Road Luxury Project Demand

The launch sold into a market already tilted towards the top end. Delhi NCR accounted for about 57 percent of India's sales of homes priced at ₹6 crores and above in the first half of 2025, close to 4,000 units. In January to March 2026, average housing prices across the region rose 17.6 percent year on year.

Within that market, a Golf Course Extension Road luxury project from a developer with no earlier NCR delivery record sold through its first release on brand strength alone. The next release will be judged on the same terms, plus visible construction progress and a ready show apartment.

Oberoi 360 North High Court Case and Allotment Status

Advance India Projects Limited has challenged the project licence for the 14.816-acre site and its transfer from IREO Group entities to Oberoi Realty, approved on 17 June 2025. In early July, the Punjab and Haryana High Court barred fresh allotments and new third-party rights until the Director, Town and Country Planning, Haryana, decided the licence representation.

The Director issued a decision on 13 August 2026, and the company signalled relief soon after. In September 2026, the court extended the restriction and listed the matter for 25 September 2026. According to the company, existing bookings and construction continue.

The upcoming release depends on fresh allotments, so its launch date depends on how this case is resolved. Ask for the latest court status in writing before you pay any amount.

Oberoi Gurgaon New Launch Plans Across NCR

Three Sixty North is the start of a larger NCR plan, not a one-off project. On the same call, the chairman said Oberoi Realty's business development team now covers Noida, Gurgaon, and Mumbai.

How to Prepare for the Sector 58 Gurgaon New Launch

Start with the format. Decide between a studio-attached 3- or 4-bedroom residence, a duplex, or a penthouse, and set a budget range before rates are announced so you can act within the allotment window. Keep PAN, Aadhaar and address proof ready for every applicant; NRI and OCI buyers also need passport and OCI card copies and a bank account through which payment can legally be made. Finally, decide who will hold the title, since the duty rate in Gurugram differs by the buyer's gender and joint ownership.

Frequently Asked Questions

Who is the developer of Oberoi Three Sixty North Gurgaon?

Oberoi Realty, the Mumbai developer led by chairman and managing director Vikas Oberoi, is developing it. The company is known for Mumbai projects such as Three Sixty West in Worli. Announcing the NCR entry, Vikas Oberoi said the company now feels confident that its brand is transportable to the NCR market.

What was the starting price of Oberoi 360 North?

The first release started at ₹18 crore plus applicable taxes for the entry format, as the company disclosed at launch. Larger residences, duplexes and penthouses were priced above this entry level. Treat this as a reference point only, because the developer has not announced any price for later releases so far.

What happened to EOIs that did not get an allotment?

The developer said it had no flats left to offer some expression-of-interest holders and encouraged them to take refunds. Some holders declined those refunds. If you hold an earlier EOI, ask in writing whether it gives you any priority later, and keep a copy of every receipt and email linked to it.

How can you check Oberoi 360 North RERA registration?

You can check it on the Haryana RERA Gurugram portal at haryanarera.gov.in by searching the project or promoter name. A registered phase shows its registration number, approved plans, unit sizes and declared completion date. Every phase needs its own registration, so match the number on any offer letter with the portal.

What is the stamp duty on property in Gurgaon?

In urban areas of Haryana, including Gurugram, you pay 7 percent stamp duty if the property is registered in a man's name, 5 percent in a woman's name, and 6 percent for joint ownership. Registration charges are separate. On an ultra-luxury residence, choosing the title holder can change the duty payable by tens of lakhs.

Can NRIs buy a residence at Three Sixty North?

Yes. Under FEMA, NRIs and OCI cardholders can buy residential property in India without separate RBI permission. Payment must come through normal banking channels, either as inward remittance or from NRE, NRO or FCNR accounts held in India. Agricultural land, plantations and farmhouses are the only property types barred for them.

How much can a builder collect before signing an agreement for sale?

Under Section 13 of the RERA Act, a builder cannot take more than 10 percent of the apartment's cost as an advance or application fee before signing and registering a written agreement for sale. Keep this limit in mind when any booking demand is raised during a launch, and ask for a receipt for every payment.

What is the difference between carpet area and saleable area?

Carpet area under RERA is the net usable floor area inside an apartment, excluding external walls, service shafts, exclusive balconies and terraces. Saleable figures add a share of walls, lobbies, the clubhouse and other common spaces. Compare luxury residences on the RERA figure, because the loading on common areas differs between developers.
